That it is NOT a good idea to build

Community Update Meeting - Revised Mall Proposal
7:00 p.m. Monday, June 29, 2009

at L'Amoreaux Collegiate to discuss the revised proposal and our next steps.

All are all welcome to attend and review the minimal modifications made by the developer to the original Bridlewood Mall redevelopment proposal and let the developer know that in spite of saying that the community concerns and issues have been heard, they are not addressed in the new proposal.

Reducing the number of condo units by 95 does not solve our present community issues, such as traffic, sewage, hydro and water infrastructure.
Nor will it ensure that this corner will not sprial down into another getto.
Their new proposal will still bring a minimum of 2500 people, or more, to the parking lot of Bridlewood Mall.

Developers have applied to build 1,370 condominium units in the parking lot on the Bridlewood Mall property consisting of eight buildings ranging from seven to 38 stories.

The proposed development is too big for this site and too dense for this location.

A project like this should only be on a transportation route or a subway line.

  • Our neighbourhood would grow by about 4,000 people in a few short years.

  • Total commercial floor space would be increased by 33% or 107,000 sq. ft with 1/3 of that to be in the new residential buildings.

  • Parking, as proposed, would be negative for the health of the mall and the quality of life of the new residents and for the existing neighbourhood.

  • Scarborough Community Council met to consider the application and recommended:
    • That the planning issues raised by the community be addressed when reviewing the application;
    • That the developer work with the community to obtain an acceptable alternative.

Following the council meeting members of the residential community organized the Stand Up Bridletowne Committee to assist and influence the City Planning Department, the Developer and the Mall Owner to modify the application:
  • to better fit into the existing community,
  • to not further overload existing services such as sewers, schools, hydro, police, hospitals and health care,
  • to enhance, not lower, quality of life for the residents in the area,
  • to enhance, not lower, property values in the area,
  • to ensure a profitable future for Bridlewood Mall so that it can once again be an asset to the neighbourhood and
  • to avoid creating a ghetto on the property.

This is NOT a "Done Deal"!

Could this Proposed Development be First of Three Phases ?
